PropLoop.ae — Real Estate Agent-to-Agent Marketplace

By registering on PropLoop.ae, you agree to these Terms of Service. Please read them carefully before using the platform.

1. About PropLoop

PropLoop.ae ("PropLoop", "the Platform", "we") is a business-to-business (B2B) marketplace operated under Meydan Free Zone, Dubai, UAE. PropLoop connects licensed real estate agents in Dubai to facilitate co-brokerage transactions on the secondary property market.

PropLoop is not a real estate agency, does not represent buyers or sellers, and does not participate in or earn commissions from property transactions.

2. Eligibility

2.1 RERA-licensed agents

To access full platform features, you must hold a valid Real Estate Regulatory Agency (RERA) license issued by the Dubai Land Department (DLD). You must provide your accurate RERA number upon registration.

2.2 Non-RERA agents

Agents without a RERA license may register under a verified agency account with browse-only access. They may view listings and mandates but may not post mandates, initiate matches, or engage in transactions until a valid RERA license is obtained.

2.3 Agencies

Real estate agencies must provide a valid Dubai trade license number upon registration. PropLoop reserves the right to verify trade license authenticity with the Dubai Department of Economic Development (DED).

4. Mandates and Listings

All mandates posted on PropLoop must be genuine, active, and within the agent's authorization. By posting a mandate, you confirm that you have the legal right to represent the property or buyer described.

PropLoop does not verify the accuracy of individual mandates and holds no liability for the content of listings. Agents are solely responsible for the accuracy of information they publish.

5. Co-Brokerage and Commission

PropLoop facilitates introductions between agents. Any commission split agreed upon through the platform constitutes a binding agreement between the two agents. PropLoop is not a party to commission agreements and does not collect any percentage of transaction fees.

The RERA Form I generated by PropLoop is provided as a convenience document. Agents are advised to have agreements reviewed by a qualified legal professional for full enforceability.

6. Subscriptions and Payments

PropLoop operates on a subscription model. Subscription fees are charged monthly and are non-refundable except where required by UAE consumer protection law. Free tier access is provided at PropLoop's discretion and may be modified or withdrawn at any time.

All prices are in UAE Dirhams (AED) and include applicable taxes.

7. Reputation System

The rating and review system is provided to help agents make informed decisions. Reviews must be honest and based on genuine interactions. PropLoop reserves the right to remove reviews that are fraudulent, abusive, or in violation of these Terms.

8. Intellectual Property

All platform content, design, code, and branding are the exclusive property of PropLoop. Users may not reproduce, distribute, or create derivative works without written consent.

9. Limitation of Liability

PropLoop provides the platform "as is" without warranties of any kind. PropLoop is not liable for any direct, indirect, or consequential damages arising from use of the platform, failed transactions, or actions of other users.

10. Termination

PropLoop reserves the right to suspend or terminate any account that violates these Terms, engages in fraudulent activity, or damages the reputation of the platform or its community.

11. Governing Law

These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any disputes shall be referred to the competent courts of Dubai.

12. Changes to Terms

PropLoop may update these Terms at any time. Continued use of the platform after changes constitutes acceptance of the updated Terms. Users will be notified of material changes by email.

PropLoop is committed to protecting your personal data in accordance with the UAE Personal Data Protection Law (PDPL, Federal Decree-Law No. 45 of 2021) and applicable Dubai regulations.

We retain your personal data for as long as your account is active. Upon account deletion, your personal data is removed within 30 days, except where retention is required by UAE law (e.g. financial records for 5 years).

7. Security

We implement industry-standard security measures including SSL/TLS encryption, Row Level Security on all database tables, and secure authentication via Supabase Auth. However, no system is completely secure and we cannot guarantee absolute security.

8. Cookies

PropLoop uses only essential cookies required for authentication and session management. We do not use advertising or tracking cookies.

9. International Transfers

Your data is stored on Supabase servers in EU West (Ireland). This transfer is covered by appropriate safeguards in accordance with UAE PDPL requirements.

10. Changes to This Policy

We may update this Privacy Policy periodically. We will notify you of significant changes by email. Continued use of the platform constitutes acceptance of the updated policy.
